When our subdivision was originally platted in 1935 as Beverly Hills subdivision, the developer recorded restrictive covenants for residential construction and property control. In 1938 this subdivision became a Michigan non-profit homeowners association. The Township zoning ordinances along with the Association restrictive covenants are the primary criteria for residential and property look and feel, and the establishment of a Board for association cost management. We have a 5-9 member volunteer Board of Directors. Our property assets consist of our Central Park given to us by George and Mary Ellen Needham, and Glen Gordon, the green-space on the northeast corner of Hathaway and Park Hills, donated in 2006 by Cascadia residents Dan and Magee Gordon who lived across the street. Through minimal annual dues our expenses are general liability insurance, property tax and maintenance, and minor expenses required to run the non-profit corporation.
Our Association activities consist of an Annual Summer Picnic held the 2nd Sunday in September in our Central Park. The Association covers the cost of tent and tables, with the food, beverage and children's entertainment being self-supporting and volunteer based. An Ice Cream Social and Association Business Meeting is usually held in early June or October at the discretion of the Board. The Cascadia Chronicles newsletter is published typically once a year. In addition, your Association Board can assist neighbors with zoning controversies, and other matters concerning the entire neighborhood or our surrounding jurisdictions. The Board can serve as your advocate with the Grand Rapids Township Board, with whom we have some rapport. They consider this their best established neighborhood. We wish to establish an Association intranet for easier communications.
